City Center Lofts in Benton Harbor, MI

About the Project

Originally built in 1882, City Center Lofts is a mixed-use, two-story building located at the corner of Main Street and Pipestone Street in Downtown Benton Harbor. Cressy Commercial Real Estate has executed a complete rehabilitation of the building, including interior renovations and a restoration of the original brick façade. The 20,000 square foot project features two commercial spaces and three apartments on the 1st floor and thirteen apartments on the 2nd floor.

The Residential Space

16 neo-industrial style lofts located in the heart of the Benton Harbor Arts District. Exposed ductwork, spiral staircases, 16′ ceilings. From studio apartments to 1 bedrooms with an office, no two are the same. Commercial space on the first floor is also available.

Residential Unit FAQ’s

A: There are 16 individual units that range from $1,110 to $1,700 each. Please see the floor plans and pricing below.

A: Utilities are not included in the monthly rental cost.

A: We currently offer 12-month leases.

A: Currently, we are fully leased but spaces will become available July, 2022.

A: If you reach out to Jamie Demitruk, the City Center Lofts Property Manager at jdemitruk@cressy.com, she can add you to our waiting list as units will not become available until July, 2022. Once availability opens up, we will contact you regarding the application process.

A: There is a $40 application fee and $1,200 security deposit due at time of move-in.

A: Parking is included in your monthly rent.

A: Yes. We will accept pets under 30 lbs. There is a $300 non-refundable deposit and a $25 monthly fee.

A: Yes. One month of free rent for the residential unit with a minimum of a 3-year commercial space lease.

In addition to the 13 multi-family units on the second floor and the three units on this first floor, there are two commercial spaces on the first floor for office or retail use. Currently available for lease is a 2,314 SF space.

The lease rate is $12.00 – $16.00 PSF NNN.
