Whether commuting to work, walking your dog through Mishawaka’s Beutter park or riding your LimeBike on the new Smart Streets in Downtown South Bend, you have certainly noticed commercial construction activity. Restaurants, discount stores, modern hotels, multi-family housing and South Bend’s first ever casino, which was built from the ground up and completed at lightning speed in 2017. In addition to new construction, historical office buildings such as the former Chase Tower and the JMS Building were renovated. There were 27 commercial buildings that began new construction in 2017. Below are significant projects that have created a positive impact on job opportunities, brought dated structures back to relevance and provided St. Joseph County, IN a significant face lift.
Built in 1970, South Bend’s tallest building, soaring at heights of 25 stories is in the final stages of extensive renovation. Formerly known as Chase Tower, this historical building prior to the 2016 & 2017 renovation, suffered internal and exterior deterioration and obsolescence. This $40 million investment project now includes the 183-room urban inspired Aloft Hotel and will soon include 83 apartments, a renovation of the parking garage and ground floor retail space.
Ivy at Berlin Place
Under construction since June 2017, is a four-building, mixed use development which will be comprised of 10,000 SF of retail space overlooking Four Winds Field. This $21 million investment will feature 120 units, one and two-bedroom apartments with a rooftop party deck and seating for 500 overlooking the field. Construction is scheduled for completion in Spring of 2018.
100 E Wayne St
Formerly known as One Michiana Square, the building has received a $7 million renovation. This Class A office building suffered a 40% vacancy rate shortly after going through foreclosure back in 2012. As we begin 2018, the property is 95% occupied. Since the completion of the interior rehab and remodel, this five-story structure has been re-energized. The building is scheduled to go through an exterior rehab in the Spring.
Portillo’s, a Chicago style hot dog and Italian beef chain based out of Oak Brook, IL has begun construction. The new building is located on North Main Street in Mishawaka just North of Cheddars restaurant. Portillo’s has more than 50 locations across seven states. Construction of the highly praised eatery began in early 2017 and will be completed in Spring of 2018.
Qdoba, located on the northside of Mishawaka will open its doors in the Spring of 2018. This 3,132 SF Mexican Grill operates 300 restaurants in 18 states. This family friendly eatery will offer free wi-fi to customers.
Four Winds Casino South Bend
Breaking ground in 2016 and completed just 12 months later, this 175,000 SF land-based casino will employ 1,200 people during Phase 1. Included in the casino are 1,800 video and slot machines, four restaurants, a player’s lounge, coffee shop, three bars, a retail outlet and 4,500 parking spaces including an enclosed parking structure. The facility will be operated by the Pokagon Band of Potawatomi Indians and is the first Casino in South Bend, Indiana. Future plans include construction of an 18-story, 500-room hotel on the property.
The excitement will continue in 2018 with the continued development of hotels, restaurants and a residential/commercial plaza. Embassy Suites near Notre Dame, the Courtyard by Marriott in downtown South Bend and the new Holiday Inn Express the southside of South Bend are three additional hotels that began construction in 2017 and are scheduled for completion sometime this year. Qdoba Mexican Grill, located on the northside of Mishawaka will open its doors in the next few months. The $45 million Mill at Ironworks Plaza project is taking Mishawaka by storm, constructing 232 apartments and a public and private parking garage and space for a 13,000 SF restaurant and retail building. Completion of Mill at Ironworks Plaza is scheduled for summer of 2019.
