The Transportation, Distribution and Logistics (TDL) market sector and Manufacturing market sector stretching from the far west side of South Bend to the east side of Michigan City, even over to the far NW Indiana area has seen a significant growth in real estate inquiries and leasing activity or building activity over the last year and a half, especially in recent months.

There are three main reasons this area has seen the increase in real estate inquiries and the eventual locating and building by these industries in this area.

  1. Strategic location and extensive amount of transportation assets including state, and federal highways, heavy haul routes, and rail service in the area allowing for a very low transportation cost of inbound materials and goods and outbound finished product due to the ex. Locating in this area is very cost effective from a transportation standing for servicing a very large percentage or the regional, national and North American market.
  2. Tax and unemployment cost associated with doing business in Indiana.
  3. Overall strengthening of the economy. Despite freight flow declines or “softness” being reported by major truck lines and the railroad industry segment, Northern Indiana existing businesses and business looking to located in North Central and Northwestern Indiana continue to report strong orders and economic activity.
