Property Management and Maintenance are the cornerstones of Cressy Commercial Real Estate’s business. As an acknowledged leader in the real estate management field for more than 35 years, Cressy has built a reputation for CARING; for maintaining cost-efficient operations while delivering superior levels of service.
CCRE is contracted to CARE for owners’ assets in several ways:
Property Management – Full Service
The term “Property Management” is used to describe the comprehensive approach to the management of a property. Property Management is fully servicing all aspects of a property, or a portfolio of properties, for an owner including facility maintenance, accounting and financial operations. This includes budgeting, rent/dues collections (accounts receivable), bill payment (accounts payable), financial reporting, regular property inspection, vendor coordination & oversight (lawncare, snow clearing, janitorial, pest control etc.), tenant/resident relations/education/rules enforcement, general maintenance & repair, building systems mechanicals/HVAC troubleshooting, preventative maintenance, repair & replacement. Property management also includes strategic planning, capital improvement planning and project management.
Professional, experienced property management firms like CCRE exercise our buying power, industry knowledge, best practices, and multi-disciplined staff and skill to protect and preserve owners’ assets making property ownership as hands off and worry free as possible for the owner utilizing a comprehensive Property Management approach.
Facility Management – Maintenance Only
The term “Facility Management” is used to describe a more narrowed focus in the management of a property. Facility Management removes the accounting and financial aspects of management and solely addresses a property’s maintenance needs. This can include regular property inspection, vendor coordination & oversight (lawncare, snow clearing, janitorial, pest control etc.), general maintenance & repair, building systems mechanicals/HVAC troubleshooting, preventative maintenance, repair & replacement.
Owners look to professional management firms like CCRE to manage their facility maintenance operations to benefit from our buying power, skill and experience to protect and preserve their assets. Facility Management is not as comprehensive as full-service Property Management and is often utilized when owners wish to retain the accounting and financial functions but wish to consolidate all maintenance services to a one-call, one-stop single resource.
Financial Management – Accounting Only
This term “Financial Management” is used to describe a more narrowed focus of managing a property. Financial Management removes the Property Management and Facility Maintenance aspects and solely addresses a property’s accounting and financial operations and often includes budgeting, rent/dues collections (accounts receivable), bill payment (accounts payable) and financial reporting.
Owners look to professional management firms like CCRE to manage their financial operations to utilize our expertise in collections, best practices in budgeting/forecasting, bill payment and financial reporting.
Asset Management – Real Estate Investing
The term “Asset Management” is often confused with Property Management but is actually quite different. Asset Management is a focus on maximizing a property’s value for investment purposes rather than on the day-to-day activities related to a property’s operations and physical condition as in Property Management. Asset Management involves mitigating risks and incorporating valuable improvements including navigating complex legal and tax rules governing investment property. Asset Management focuses on evaluating and positioning properties to be purchased, improved and resold for profit, and/or determining if profitability can be increased by partitioning and renting or leasing all or portions.
Owners look to professional management firms like CCRE to take advantage of our expertise to help to navigate the complicated world of real estate investing, and in positioning their properties to maximize their value.
